Thanks to our Russ Lyon Sotheby’s partners in our Desert Mountain & Carefree offices, we closed on a very unique transaction today for my very special clients from Alaska, Jim & Sandy. They have lived in a lovely home in Carefree I sold them five years ago, and were ready for an upsize since more grandchildren would be coming to visit and their dogs wanted a little more running and swimming space. We started searching for the perfect Arizona Lifestyle home, something with charm, a southwest flavor, and no interior steps..all with panoramic views and more acreage in Carefree. We had looked outside the area but came full circle to the community they know and love.
In our travels Debbie Omundson from the Carefree office had offered to show us one of her pocket listings along with two additional properties she had on the market. Having seen firsthand what Jim & Sandy’s target home would look like, she continued to think outside the box and share with our RLSIR colleagues what we were looking for. In the meantime I began the process of preparing our clients for listing their home.
Mike Doyle from the Desert Mountain office was preparing his clients for a listing in Carefree that checked all the boxes. Debbie contacted him and told him about us and the homes we had seen. We were very close to writing on another property around the corner, but with this new development I pulled the historical photos on the listing and told Jim & Sandy to meet me there that afternoon.
It was a perfect match, and since the owners of this property were looking to downsize, we started to toss around the idea of a trade. Over the next couple of days the buyers, sellers and agents all gathered at both homes in order to assess the viability of moving forward, then Mike and I worked through the numbers. We scheduled our inspections, attended wrap-ups and created the BINSRS for both parties. Everyone was in agreement and the work was done on both properties in short order.
Today, only 15 days after meeting for the first time, we all share a toast of champagne and a little lunch courtesy of Cafe Bink in Carefree to celebrate this very unique transaction. A first for me in my real estate career: Two properties not on the market, two parties agreeing to trade, incredible support from Sara McMahon at First American Title who executed everything perfectly, Krisha Payne at RL Home Warranty who facilitated warranties for both parties, Paul Furman from AJF Engineering who provided our clients peace of mind, and a collection of agents who represent the best brand in the world… sounds sort of like an Oscar speech but we are celebrating a true connection of people to properties. Total value of the trade properties was $1,850,000.
