Dashboard statistics for the month of March show transition across the board in the Scottsdale, Phoenix, Paradise Valley and Fountain Hills markets. We are seeing more home inventory on the market with a consistent rise in price per square foot over the past year, and sales have slowed in response. Sellers feel it’s still a seller’s market, but buyers are still looking for those great opportunities. We feel there is definitely a shift afoot in favor of buyers. As listing agents we need to keep our sellers’ listing prices realistic within our current market conditions, otherwise the homes will sit. As buyer’s agents we need to make sure we are negotiating the best terms and conducting solid research and due diligence. In general we are experiencing a balanced market in transition.
