Fortunately I have had three appraisals meet contract value this week, but the lack of predictability remains. The market is moving up, and appraisers continue to pull sales from three months ago. Seems like a short time in the real estate world, but the truth is these comps are often outdated. As agents we need to put information about our listings and their neighborhoods in front of these appraisers as much as possible. Be there at your appraisal appointments with comps…and cookies…LOL!
